The lament is the same for many remodeling clients, we love our neighborhood, we have decorated the house to our liking, invested in landscaping, and mechanical systems but the house just doesn't meet our lifestyle or needs anymore. They start theft quest looking for a new home, or to build their dream house only to become more disenchanted, confused, and discouraged. The only remaining viable option is to investigate whether their existing house can be transformed into theft new dream home. Such is the following case. A typical ranch, in a nice suburban neighborhood, mature trees, a big yard, good construction, convenient to just about everything is what this location had to offer. Less than a mile away, new homes with master suites, gourmet kitchens, family and sunrooms are being constructed in the $400,000.00 starting range. All of these features were appealing and wished for in our clients dream home, but what would two empty nesters do with 3600 square feet of living space in a new home? We set out to bring all of those wished for features into theft comfortably sized ranch home. All of the added space occurs on the rear elevation. This project begins with a 30'-8" long by 3'-6" deep bump out of the rear of the house to accommodate an enlarged kitchen area, family room space, and a larger formal dining room. Access to the existing deck from the kitchen was important, as was maximizing the views to the back yard. As a result, a box bay window was added to the dining room, a new bay window in the kitchen, a larger window over the new sink location, and a French door were added to this element of the addition. A gable ties the new bump out to the existing roof plane of the house. Now for the master suite. A 14' by 25' addition is added at the west end of the house to accommodate a new master bedroom suite. The addition includes a 10' by 14' walk-in closet, a 13' by 16' bedroom area, and an 11' by 8' master bathroom. The master bathroom has a custom, 2-person, ceramic tile shower, with separate his and her showerheads, body sprays, and hand held sprayers. In addition, Cherry cabinets, a granite top double vanity, ceramic tile flooring, and skylights grace the master bath. Oak hardwood flooring finishes off the bedroom and closet floor. The kitchen and family room were gutted as part of the additions and remodeling. The kitchen has Cherry cabinetry, a generous work island, built in stainless steel appliances, and 1-1/4" thick granite counter tops. A custom-built breakfast bar with staggered height granite tops now separates the family room from the kitchen where a full height wall once existed. The flooring in the kitchen and family room was replaced with a new Mahogany wood floor stained with a natural finish. To tie the remaining portion of the house together, the balance of the windows were replaced to match the new ones on the additions and, a complimenting bay window was installed at the front of the house to match the new bay window in the kitchen addition. The entry door was replaced with a new wood door and decorative brass hardware as the finishing touch. The base cost of this project was in the $130,000.00 category. 6 client change orders for a total of an additional $10,000.00 were added. The owner provided appliances, decorating, and Mahogany flooring added another $35,000.00 to the project for a sum total of around $175,000.00. View More Projects |
