Empty nesters after all of the years, with no anticipated possibility of any of the “kids” moving back, the Owners made up they’re mind that this was the house that they would stay in until they are taken out of feet first.

In 1994, they added a small sunroom to the back of the house and incorporated a vaulted ceiling that they said, “just made the small room feel so much bigger”. With the decision to stay or move out of the way, they wanted to treat themselves to a master bedroom suite and create a bathroom that would be as barrier free as possible without looking like a nursing home. There wasn’t a need for many built-ins for the space as they had enough furniture but there was a list of must haves that had to be incorporated into the scope of the plan.

Never having a walk-in closet, this was a must for the addition, a full basement for one of the owners photography work that allowed them a space of their own had to be had, a sitting area for one to relax and read in and the other to throw their clothes on made the list, a vaulted ceiling throughout the bedroom and sitting was a got-a-have it, and a bathroom with enough space for two at a time doing different things wrapped up the list. The budget was to stay under $100,000.00 and having previous experience remodeling, they were determined that that was realistic.

To provide balance and a nonetheless logical location for another bedroom, the addition is added on the opposite end of the house from the sunroom and in the same area as the existing bedrooms. The owners existing bedroom became the entryway to the master suite, the walk-in closet, and the new master bathroom. One of the bedroom windows in the existing space was closed with brick removed from the house to accommodate the location of the vanity area, and the other closet area once shared by both of them in the bedroom, became exclusively his.

The idea of two roof lines for the space softened the effect of just another box stuck off the back and followed the sloping landscape of the back yard. Where the first addition was built, a pergola structure spanned part of the patio for hanging of plants and a seasonal sunshade. The new addition carried on the tradition and a new pergola was added that connects to the existing. Sliding French doors allow plenty of light in the new bedroom and provide an easy way to get to the yard from that side of the house.

The project costed out well within the budget at right around $83,000.00 that is, until they were unleashed to make their bathroom selections. We ended up having two kids in a candy store.

Spawned by a fondness for the Arts and Craft Style as reflected in their bedroom furnishings, the thought entered their mind to have an Asian influenced bathroom, one with clean lines, under stated style, smothered in fine finishes and appointments.

The custom bamboo style vanity with matching mirror and a stone inlayed top with a white vessel sink and brushed nickel European faucet are the focal point of the room. The tile floor specified turned into natural stone for the floor and the vanity wall, and the shower walls and bench.

Fixed and hand held shower faucetry that match the sink were chosen. The barrier free shower with bench, the bathroom floor, and the water closet all have under tile electric radiant heat on two separate programmable zones, one for the shower and the other for the bathroom.  The toilet is a comfort height stool, the lower cabinet doors of the vanity and the toe kick open up to allow for access if a wheel chair is ever necessary, and solid blocking was installed in the water closet and the shower for the advent of grab bars in the future.

All of these niceties for the bathroom added up quickly to bring the project cost within a very narrow margin of The $100,000.00 budget while leaving just enough for painting and staining.

To remain consistent with the rest of the house, Red Oak, tongue and grooved hardwood flooring was installed into the bedroom and walk-in closet area. In addition, the Owners ceiling fan is a functional detail that punctuates the vaulted ceiling. The exterior siding and trim matched the sunroom addition built previously and the siding on the front of the house and garage.
